Sublet vs Extended Stay or Vacation Rental

I manage a Vacation Rental and Corporate Housing company in Echo Park Los Angeles, California called Baxter 5.

Throughout my day, I frequently receive inquiries from folks looking for a sublet. And though there are a lot of similarities between our business and sublets, it is the differences between the 2 that I want to focus on in this blog.

To classify as a ‘Sublet’ (unless the space is represented by a professional management company - for example: Baxter 5). The unit must be rented out by the inhabitants of that space. "Why are they renting it?" is a very good question to ask.

Ideal sublet example: the inhabitant (tenant/owner) got a job in another city and wants to give the job a trial run before completely moving out and giving up his/her dwelling. This scenario, though rare, is the ideal scenario for those looking for a sublet.

Standard sublet example: a couple decides to move in together. Since this is a new relationship, they've decided to keep the lesser of the 2 apartments in case things don't work out. This scenario is common and produces some often tragic but later humorous tails from 'fall-out'.

Vacation Rentals…corporate apartments, extended stay etc. if labeled as such are suppose to have been furnished by the management company. Ideally, designed by professionals. Baxter 5 apartments were designed with the aid of Emmy Award winning Production Designer: Kathleen B. Cooper; a.k.a., my Mom.

With these types of properties, when tenants leave, as with any hotel or motel, they are to take their belongings with them. Once they have departed, the apartment/condo/house is then thoroughly cleaned by professionals to restore the unit to it's ‘as was’ condition.

The biggest issue folks seem to site when comparing sublets to a vacation rental, (extended stay hotel, corporate apartment, serviced apartment, vacation rental etc) is “cleanliness”. Cleaning a space for yourself, who lives there is quite different from cleaning your space for the new people that will be moving in. Most folks don't notice the paperclips, coins and dust that have tumbled into the drawers over the years. Since folks rarely wear every stitch of clothing in there drawers - you or even your housemaid will often miss this one. Anywhere where things are stored/forgotten can adopt a similar haze. People who’ve lived in a space for a while will often have niches where things are stored and all but forgotten. The best way I can say this… These niches seem to emit a sad energy to any new comer. It’s not a place your new guests will feel comfortable setting anything or even touching. Those spaces that even the cleaning lady didn't touch have been marked 'your territory'. The new folks looking to find a fresh place to stow their belongings, will often feel less at home because of them.

Ideally when folks move into a space represented by a professional company - Everything should look new".
